Fit and finish may be perfect but could there still be hidden problems?
In a recent home inspection, we uncovered some hidden problems with which even the home owner was surprised -- a moisture problem that would have taken a year or more to surface. The contractor who had recently completed the restoration of the main house as well as an addition, had a sub that cut a few corners while installing the vapor barrier and insulation between the main house and the new addition. Because we were able to catch it early, the contractor came back and made good on the repairs under his warranty. Had this gone undetected it could have resulted in the formation of mold in the exterior walls of the new addition. This problem would have surfaced long after the home warranty had expired and the new home owner would have been stuck paying the repair bills out of his own pocket. The money saved by this inspection was over 100 times the cost of the home inspection. Both the home owner (seller) and the buyers couldn't thank us enough.
What about new construction Ñ why should I spend money on an inspection when the home is brand new?
